This 106 unit subdivision was built in 1995. Exceptional site features include hills and a nearby creek that is a prime fresh water fishing stream. Engineering challenges include soils with a high clay content.
DESIGN CONDITIONS:
- Average Temperatures - January 23.7F, and July 72.3F
- Average Annual Precipitation - 39.3 inches with a snowfall of 47 inches
- Design Flow - 21,200 gpd
- Project Location - Located 1 hour by road From Chicago’s Midway Airport.
- Restrictions - Standard treatment options are impractical since no existing systems are nearby, and desirable site conditions cannot be diminished by an obtrusive system.
Develop a system that blends with aesthetic site conditions while meeting engineering challenges caused by tight soils, hilly terrain, and limited space. Enhance site features and maximize opportunities to lower all costs to the fullest extent possible.
- Provide an On-Site Treatment System - Meet Indiana water quality standards set by the state Environment Department for effluent water being discharged into the ground.
- Provide a Collection System - Use small diameter pressure sewer lines in order to: Route sewer lines more easily by following the curvilinear and less steep street layout. Eliminate deep excavations and manholes (save 50% of the collection system cost).
- Minimize Land Requirements - Use of the adjacent utility easement provides optimal land use for open space and development for housing. Edge conditions are maintained with minimal disturbance.
BENEFITS Extremely Low O&M Costs. Limited Land Consumption: only 1.5 acres required for 226 lots. Expansion Capacity: available land to expand 2.5 times greater than current design.
